Tenant Resources

Upon approval of your application for the property, kindly be advised of the following procedures to secure the rental:

Reservation Fee: To remove the property from the market, it is necessary to pay the Reservation Fee in full using certified funds or a money order during the lease signing meeting with the management company. The Reservation Fee must be settled within 2 business days of your application's approval. Failure to comply will result in the closure of your application, and releasing the property to the next approved applicant. Please note that the Reservation Fee is distinct from the Security Deposit, which will be collected during the time of the move-in inspection. At that time, the Reservation Fee will be applied to your First Month’s Rent Payment. Note: Failure to move in on the Lease Start Date will automatically forfeit the Reservation Fee. The Reservation Fee will then be provided to the Owner of property as liquidated damages. It is imperative that you take possession of the property as of the lease start date.

Certified Funds: All financial transactions, including the Application Fee, Reservation Fee, Security Deposit, any Pet Deposit, and any Prorated Rent, require certified funds. Company policy dictates that the first month's rent will not be prorated. If you are moving in during the middle of the month, the second month's rent will be prorated according to the terms of the lease.

Application Accuracy: By submitting your application, you confirm that all information provided is accurate and complete. Any falsification will lead to the rejection of your application. Metes & Bounds Realty relies on the provided information for the decision-making process.

Indemnification: You agree to indemnify and hold harmless Metes & Bounds Realty and any parties providing information for verification from liability, claims, and lawsuits related to the information provided, irrespective of its nature.

Authorization for Verification: You authorize Metes & Bounds Realty and its contractors to obtain your credit report, verify your income and employment history, and contact your current and past landlords. This is done to corroborate the information provided in your application. You also authorize Management to report relevant information to credit service organizations after you vacate the property. Management is permitted to share application information, including credit reports, social security numbers, birthdays, and related verification data, with parties involved in the qualifying process, collection of dues, or property damage assessment.

Ownership of Application: Please acknowledge that this application is the property of Management.
